Estimated (Market) spaces: for commercial use, enter an annual rate per SF (months lock at 12). For residential use, click the rate to switch it to $/Month. Actual (Leased) spaces: enter the monthly amount from the lease and months remaining. Click the NNN pill on a leased commercial space to flag it as a reimbursing tenant. Units: if several units are the same type and market rent (e.g. 8 identical 2-bedroom units), enter one line with the per-unit SF/rate and set Units to 8 instead of adding 8 separate rows — SF, GBA, and Income all scale by that count automatically.
Total Building GBA
GBA is the whole building's square footage — usually larger than the sum of individually-listed rent roll spaces (common areas, corridors, mechanical rooms, etc.). GBA feeds Insurance, Reserves, and each NNN tenant's reimbursement share below. Defaults to match the rent roll sum until you enter your own figure.
